Top 5 Modern Farmhouse Flooring Picks
The modern farmhouse style is a look and feel that is relaxed and warm - the epitome of "home." However, that's not to say a lot of thought hasn't gone into achieving something so...easy-going. Quite the contrary and surprisingly, an aesthetic that is so fundamentally effortless takes some planning, and the right products to complete the look. Much like the history that inspires this look, each finish and furnishing tells a story through proudly presented (and emulated) chips, scratches and artful imperfections. As with all throwbacks, the modern-farmhouse aesthetic is an evolution of its namesake. This traditional-made-modern decor style is more refined than its original, featuring clean and contemporary elements mixing and mingling with those well-loved and well-worn pieces that bring some country into the modern urban home. Here are five favorite product picks for flooring, in five different materials, to start your modern farmhouse interior off on the right foot, so to speak. Farmhouse Luxury Vinyl Plank With "rustic" being the main influencer of the Modern Farmhouse aesthetic, it only makes sense to work it into your decor, from the ground up. Our top pick is a luxury vinyl plank product, Bellevue Avenue in Sunken Treasure. The look is textural and warm, yet light enough to lend that cool and casual modern-farmhouse look to a space. For your farmhouse kitchen floor, this product pairs beautifully with black hardware and white or tonal painted cabinetry. Apart from its aesthetic attributes, farmhouse vinyl flooring is durable, so it's ideal for use in heavy-traffic area such as a mudroom or foyer. Farmhouse Hardwood Flooring Natural wood is the epitome of farmhouse-chic. It's earthy, simple and it's practical, and it looks great when it carries through the entire home - including the kitchen! As the main farmhouse wood floor throughout the home I suggest Shelbyville in Dovetail, by Rustic River. This wide-plank hardwood boasts a character and charm that works beautifully with a modern-farmhouse vibe. This particular product is slightly warmer in a medium brown tonal effect.  It showcases the natural beauty with its characteristics in the knots of the white oak which is the notable theme in this look. Farmhouse Laminate Flooring  For those who love the look of wood, but want durability, laminate products are an option to consider. Laminates have come a long way from the kitschy tiles you might remember from Grandma's house way back when. Modern laminates are available in a range of looks and styles that give real hardwood a run for its money - and they're very affordable, too. Despite the changes in laminate over the years, they've stayed true to the functional features that made them a popular choice in the first place. They're durable, affordable and stylish and thus, a great go-to solution for a quick and easy floor update on a dime. For the modern-farmhouse laminate floor, try Laurel Springs in Cardigan by Mirror Lake. This product is light, rustic and it fits the bill for a relaxed look in the modern farmhouse design. It's got these great saw marks, large knots, and loads of character. TIP: Lighter floors are great for the modern-farmhouse style. It gives you the flexibility to lay darker area rugs, and mix and match different wood tones. Lighter floors also bring brightness to the room, enhancing its sense of space. Farmhouse Porcelain Tile Porcelain flooring is a great choice for homes in all styles, because it's super durable, low maintenance and long lasting. To complement - or inspire! - your modern-farmhouse interior, check out Haut Monde Unpolished tile in Elite Grey by Bel Terra. The matte finish is ideal for this laid-back aesthetic, and it's also practical- great at hiding your usual daily messes. Try installing this farmhouse tile in a staggered-brick pattern to achieve a cobblestone look. Consider contrasting the tile with a darker charcoal grout, which will make the farmhouse tile floor "pop." Darker grout will also keep your floors looking fresher longer, since lighter grout will stain over time. Carpets & Rugs for the Modern Farmhouse  What is a modern-farmhouse interior without come cozy farmhouse carpet? A wall-to-wall carpet will keep a bedroom feeling warm and cozy. In living areas, stick to areas rugs which allow you to combine the charm of hardwood (or laminate!) with added warmth and texture underfoot. Stick to a neutral palette to make the room appear fresh and open. Consider keeping patterns simple, and bring depth to a neutral palette by incorporating a variety of textures in the carpet and other textiles throughout the space. For neutral looks, carpet options include Orchard Stones in Ice Cap from Oath by Resista. This carpet product has all the elements of modern-farmhouse charm - simplicity, warmth and low maintenance required. The cut and loop design and color makes a space feel welcoming, while being practical for everyday use. The modern-farmhouse look is easy going, but don't misunderstand that for thoughtlessness. It is all about achieving the right character and charm - the imperfectly perfect. This aesthetic is less about location, despite the farm-inspired moniker. It's more so suited to a particular lifestyle: pet people, busy families and those who love relaxed living. The goal is a home that feels welcoming and comforting. It's never too precious, and features finishes that can keep up with the lifestyle. Rooted in history, this style is easy to modernize with the right elements, starting from the floor up!

Options For Replacing Discontinued Flooring Products
Everyday I have customers calling me trying to locate discontinued products. They have damaged floor to be replaced. They had a flood, or someone dragged some furniture across the floor. Or, they just want to continue existing floor to another room. But, because the manufacturer discontinued the product, they can't find what they need.Manufacturers discontinue products that don't sell well. After a product has been discontinued over 2 years, it is unlikely to be found. Manufacturers discontinue items all the time, so I always suggest to my customers that they buy 1 or 2 boxes of extra flooring. It has always been my experience that damage will occur, and product will have to be replaced. When you can no longer find the product you have several options. For Laminate, Tile or Stone, you can call the manufacturer and ask for a cross over. Many time manufacturers will make a small change to an existing product. They will either change the locking system, the wear layer, or the finish. Otherwise the product looks the same. But, manufacturers are required to change the product sku number if they make any changes to the product at all. You can also ask the manufacturer if the product was created in a cabin grade or second quality. It won't be a perfect match to the original, but extremely close. If there is no cross over, you can try to replace damaged areas from closets, under appliances, etc. If this is not an option, you can pick the closest matching product to fix the repair, or reinstall the room with new flooring. In regard to Hardwood products you have more options. If you can't find close matches or other product in your home you can use, you can get the product custom made. There are two ways to do this. One, you can send a sample to a specialty manufacturer; they can make it for you. Or, you can buy an unfinished hardwood, and take an old piece of the product to a local hardware store and have them match the stain color. You can then stain and finish it yourself. Or, you can hire a local handyman or flooring contractor to do the job for you.So, you can find the closest matching product, search for a cross over via the manufacturer, get a custom made hardwood, or get unfinished hardwood you stain yourself. We offer all these services at our store. Designer's Touch Flooring in Vero Beach, FL. If you are in our local installation area, we can do the job for you. If not, you can buy either the custom made product or unfinished wood. Source

Home Floor Plan Designing For Your Future Home
Designing Your Own Dream Home for the New Home Builder: What is your dream home? Do you have an idea of what it will look like? Defining a dream home is very difficult, especially if you have a spouse or significant other that has tastes different than your own. Although you might be able to agree on a floor plan, do you both agree on what the purposes for each of the rooms? My solution to this matter is simple. Brain storm together. Make it fun! After all it's your dream that you are talking about. Privately each of you collect floor plan ideas from other sources, and prioritize what you like. List the top 10 bedroom floor plans, bathroom floor plans, kitchen floor plans and of course the floor plan layout styles. You can do this by researching these topics: Log Home Floor Plans, Model Home Floor Plans (which, by the way, utilize small spaces very efficiently), Kitchen Floor Plans, Apartment Floor Plans (another very good space effective plan), and various architectural floor plans. Collect your "top ten" sources from each of these plans and then select your top ten out of those. You will have a very comprehensible top ten list to discuss with your spouse or significant other. Keep in mind that you can make any room the size you desire from these plans, but it's the concept and ideas of the plans that you should be collecting. You both then get together with your top ten lists and discuss why you really like the plans you choose. Make it fun! Make it a party if you want with friends and family, but you need to remember to be open minded and "listen" to the each other since you both have your own pro's and con's with each of the plans. Surprising enough, eventually you will agree on a top ten between you. In fact you probably will have extremely similar plans picked out! I did this with my wife and found that in a few hours we agreed completely on our dream home! This was the hardest part! (This method also works in determining baby names and other life critical significant other issues.)Factors to Consider: Probably the hardest factor to consider is financing availability and budget. You need to review your own current budget and evaluate how the new budget will affect your current life style. If you check your credit report and it is not what was anticipated, you might have to adjust your budget or take the necessary steps to clean it up. Since I am not a financial specialist, I would ask you to consult with the credit personnel at your local bank. Once your credit is cleaned up as much as possible, apply for a loan. Apply for the maximum amount you can get. Find out what the monthly payments would be and see if that works in your budget. Make sure your monthly payments do not affect your ability to landscape and buy some interior design items and new furniture. A common mistake most people make is that they put everything in their home but leave out the funds and budget for interior design and landscaping. Always have available financing reserved for future emergencies. Do not put everything in your home and become house poor.Location of your new dream home is also a factor. Does the neighborhood have houses similar to your style? Is there a variety of home styles? Do research on what type of neighborhood it is. Are there neighborhood, city or county ordinances that might affect your lifestyle? Make a list of all the pro's and con's of each of your choices of sites, narrow it down to your top 3 to 5 and seriously think about all the factors that might influence your decision. You don't always want the perfect size or shaped lot if there are ordinances that will effect how you use it. Be careful.Make sure you have no surprises. Ask your real estate agent for a list of permits necessary to build your dream home on the lot you chose. If they will not provide this, then go to your city and county and get the list. Make sure your construction contactor provides all of these permits in their contract with you.Local codes can also surprise a lot of dream home builders. Ask the architect that does the signed blue print on your floor plans to research local codes that may or may not affect your floor plan and dream home design. Homework pays. You can save yourself a lot of money and time if you do your homework up front. If you find this information useful you should visit the site http://www.homedesignfloorplans.com/ where you will find lots of interesting articles related to this topic provided by Robert Kempe. Basement Flooring Options and Considerations
One of the challenges faced when turning the house's basement into a living space is the basement's flooring. Bare concrete is usually tough, and doesn't lead to creating a warm and welcoming space. Fortunately, there are several ways to install the basement flooring, which will be practical and appealing, without the need to make major structural changes. Here are some ideas that will help you to choose comfortable and welcoming basement floors. In most basements, moisture is a common problem. When it comes to installing the floor, there is a need to solve this problem before any type of flooring is settled. The easiest way to reduce moisture in the basement is to apply a sealing layer of insulation in walls and floor. In some locations, installation of pumps that will help drain support of the infiltrations surrounding excess soil moisture may also be required. Only once the moisture problem is under control, you should proceed with the installation of a floor over the existing concrete basement floor. After the sealing of concrete and moisture control, it's still often a good idea to lay down a layer of a certain type of waterproof membrane on the floor. That is if you decide on wood or carpet. A floating wood floor is especially nice because it's warmer, quieter and easier on your feet. Floating floors are called floating because they are not anchored in to the existing floor. They are a snap together system that lay on top of a finished or treated underlayment. With the floor properly prepared, it is time to take into account various basement floor options. You have durable tile flooring as an option. Tile can be chosen from all different sizes, layouts, textures and colors. Tile is impervious to any water that might come in contact with it making it easy to clean. As opposed to wood that will have to sometimes be replaced if water contacts it for too long. Best of all, it is possible to replace dirty or damaged tile with relative ease. This makes tile a good fit for the basement area where there is a lot of traffic.Together with tiles, a wood laminate floor is also a viable option. Laminate is also somewhat resistant to moisture and will also work well with a combination of insulation and plywood. Many types of laminate flooring have a design that includes a simple configuration. Sections snap together easily and make it possible to install the basement's floor quickly. As a bonus, laminate flooring requires nothing more than a routine cleaning to look fresh for many years.Linoleum basement flooring is another way to go. Large rolls of linoleum can be rolled out and easily installed by qualified flooring contractors. Although not as durable as tile, linoleum is often a less expensive option for basement floors. If the basement has a some what limited traffic, linoleum will last for a while equitably. Finally, there is the option to cover the basement with carpet. In control climates where humidity is relatively easy carpet often works very well. However, if the humidity is a constant problem, it's just a matter of time before it starts to bloom underneath the carpet. The end result will be a constant smell that will remind everyone of a wet dog in the house. Hardwood flooring can last a hundred years or longer if the floor is cared for properly, such as keeping the floor free from water or moisture and sweeping or vacuuming regularly. This benefit alone makes the purchase of a hardwood floor a wise investment. Although tile can offer some durability, carpet cannot offer the same longevity and durability as wood flooring. In addition, because hardwoods are highly durable they can withstand even high traffic areas. While it can be dented or scratched, repairing hardwood flooring is often a simple process. Therefore, with appropriate maintenance, this type of flooring can retain their beauty and luster for many years.Easy maintenance is another of the many benefits of a hardwood floor. Hardwood flooring does require sweeping and or vacuuming on a regular basis. Keeping the floors free from dirt and grit will help maintain the floor's shine. When the floor's finish becomes scratched, the floor will appear dull so it is important to minimize scratching by keeping dirt and grit to a minimum. Mopping the hardwood flooring with a cleaner made specifically for hardwood flooring will also help protect the floor's finish. These cleaners have a neutral pH so as not to harm the floor's finish. Using water on hardwood flooring is not recommended as this may dull the finish, harm the floor's sealant and allow water to soak into the hardwood flooring causing warping. Even if warping does occur, the damaged boards can be replaced. In addition, if the hardwood floor's finish does become damaged, the finish can usually be repaired.Because hardwood floors can be easily cleaned they are more hypoallergenic than other types of flooring, especially carpet. Whereas pet dander, pollen, dust mites, and mold can get trapped in carpet fibers, wood flooring is sealed and does not retain moisture or other particles that could aggravate allergies. It has also been suggested that better indoor air quality is another of the benefits. Even when carpet is vacuumed or steam cleaned, all of the particles trapped in the fibers of the carpet cannot be removed. This can create an unhealthy living environment, especially for those individual who suffer from allergies. Wood flooring has been recommended for families with small children and pets because they are believed to be a healthier alternative to carpet.Installation of flooring is a fairly simple process, especially for those individuals with experience. The floor is made to piece together in such as way as to create both a uniform and stable fit. Homeowners can choose between finished and unfinished hardwood flooring. Finished flooring requires no additional work, such as sanding and staining, once installed.Unfinished hardwood does require sanding and staining, which could be completed within a short period of time. Both types of hardwood flooring are excellent options for any type of home. While this type of flooring may be a more costly upfront investment than tile, carpet, laminate or other flooring option, the benefits of a hardwood floor certainly outweigh the costs. It generally only costs a few more dollars per square foot than other types of flooring. When the value, health benefits and aesthetics that a hardwood floor brings to a home are considered, it seems to be the best and most practical option. With so many styles and colors from which to choose, homeowners should be able to find the perfect hardwood flooring to meet their needs and their budgets. Source
